The Halliday Way – 2020 Market Recap

Firstly Happy New Year to you all!

2020 is now 4 weeks behind us, it was a tough year for the country, socially, mentally, and financially. However from every negative situation it is important to find positives. As you will all know, Halliday Homes cover the central belt as far east as Edinburgh and north to Auchterarder, this is a vast area so not the easiest to get our yearly statistics. I thought it would be simpler to focus on our primary area’s where our offices are situated Bridge of Allan and Linlithgow.

The average house price in Bridge of Allan, during 2020, was £339,840 – a rise of 7.88% or £24,834 in 12 months ago. Linlithgow has seen a very similar trend as the average house price is now £282,213 which is an increase of 8.63% or £22,413. This large increase was due to these by primary factors: pent-up demand, the LBTT holiday, and Brexit.

We knew after lockdown, that if you weren’t on your A game then you would be left in the dust, so that’s why both offices spent time in lockdown thinking of new and innovative idea’s on how to improve our business. We were one of the first agents in Scotland to offer 3D tours for all of our properties, and we were the first agent in Scotland to offer livestream viewings using an app called Gavl – strange word you may think? It is the name of an auction hammer.. We are continuing to implement these tools into our marketing strategy today and we will continue to do so throughout 2021.

Our statistics for our Linlithgow branch are as follows:

  • Average price achieved over the asking price was £13,000 and as a percentage this is 5.24%.
  • 86% of these sales achieved over asking price.

 
Our statistics for our Bridge of Allan branch are as follows:

  • Average price achieved over the asking price was £25,000 and as a percentage this is 3.92%.
  • 89% of the houses sold achieved over home report value.

What can you expect in 2021?

Escape from the city

With many people now being able to work from home, we have seen many people who no longer need to live in the cities so they have decided to leave this lifestyle behind and go back to their home town roots.

Enjoying time in the garden

Being trapped inside has made many people find their green fingers and revive their gardens, which has been lovely to see and we hope to see it continue into 2021. As curb appeal is still a very important tip to keep in mind when selling your home.

Open plan and Zoned living

In 2020 we found that buyers prefer a combination of both, while spending time with family they enjoy the open plan lifestyle however if the viewer has been working from home they are often looking for a separate space to do so, to help split up working from home and at the dining table.

Bringing the family together

We expect to find this even truer in 2021 as COVID-19 continues to loom, in 2020 we found families moving closer together and in some situations buying larger homes to accommodate family members.
