The Selling Process

The Market Appraisal

The process begins with our initial, complementary, market appraisal and consultation based on what we can do for you, the current market conditions in your area and our own knowledge and experience.  We will also talk you through our fees and any other costs you may incur in selling your property. The main objection of this is to fully understand what Halliday Homes can do for you. 

The Survey

On receipt of your instruction to proceed, we will instruct the Home Report (if requested). We will liaise with you to arrange access for the surveyor for the Home Report. The survey consists of 3 parts – The Single Survey, EPC and the Property Questionnaire. We are able to answers any question you may have, although the surveyor is the professional. 

The Measure Up

Our team will visit your property to take measurements for the floor plan and take notes which will form the basis of the schedule and online listing. We will also arrange an appointment for our photographer to visit for the property tour and photographs. 

The Marketing Begins

Once you have approved the Home Report, your property will be displayed on our own website (www.hallidayproperty.co.uk) plus Rightmove, On The Market and all associated and partner sites – as well as in the display window at our office in Bridge of Allan. The ‘For Sale’ board will be erected, your social media advert will be posted and our team will get to work doing what we do best.

Our Job

We will arrange appointments for potential buyers to view your property and report back to you as soon as possible with a note of their comments and feedback.  We are happy to conduct these viewings on your behalf, as we understand that people today have busy lives.

Offers & Agreeing a Sale

We will accept notes of interest on the property, liaise with solicitors and, if appropriate, set a closing date after discussions and agreements with you. We will provide you with full details of all verbal or written offers received for your property and will pass on any acceptable offer to your nominated solicitor.
