The Lettings Process

The Valuation

The process begins with our initial, complementary, market appraisal and consultation based on the current market conditions in your area and our own knowledge and experience. We will also talk you through our fees and any other costs you may incur in letting your property – and answer any questions you may have regarding the prospect of letting.

The Certifications

We will liaise with you to arrange access for the surveyor for the Energy Performance Certificate (if required). We will also arrange the the appropriate tradesmen to visit the property to produce the safety certificates. 

The Measure Up

The team will visit your property to take measurements for the floor plan and take notes which will form the basis of the schedule and online listing. We will also arrange an appointment for our photographer to visit. 

The Marketing Begins

Once you have approved the wording,photos, and floorplan, your property will be displayed on our own website (www.hallidayproperty.co.uk) plus Rightmove, On The Market and all associated and partner sites – as well as in the display window at our office in Bridge of Allan.

Our Job

We will arrange appointments for pre-qualified tenants to view your property and report back to you as soon as possible with a note of their comments and feedback. We are happy to conduct these viewings on your behalf, as we understand that people today have busy lives.

The Referencing 

We will carry out full referencing of the applicants, including a credit check, employment or accountant reference, plus a reference from their current landlord or agent (if applicable) – and we will keep you informed as to the results. We will also carry out the same reference checks on any guarantors.

Moving In

When an application has been passed, we will arrange an appointment for the Tenant(s) to sign the tenancy documentation in our office. We ensure that the first month’s rent plus security deposit have been paid in cleared funds and that all documents have been signed, before keys are handed over.
