Our Process – Tenants:
As a new prospective tenant, we understand renting a property can be daunting. Halliday Homes aims to make the rental process as easy and as straight forward as possible.
Beginning your rental journey:
If you look to proceed with one of our available properties, then we will ask you to pay an initial £100 reservation fee, which will be taken off your first month’s rent. This allows us to hold the property for you and carry out the necessary checks. If, for whatever reason, you look to cancel your application, the reservation fee will be refunded to you immediately.
We require to carry out referencing on all of our prospective tenants. Our referencing team will be in touch to ask you to upload the required documentation that will be used to confirm your credit rating and affordability. This is a great time to check in with your previous landlord, and provide us with a landlord reference.
Once our refencing has been complete, and all are successful, we will provide you with the Private Residential Tenancy Agreement in which you can read and sign before the day of move in. You will be required to make payment of your deposit and first months rent. Deposit payments can vary, however the majority of our properties are equivalent to one month’s rent.
Following the signed lease and payment confirmation, we will then release keys on the date of move in. You will be provided with an inventory and information on utility providers. We will notify the providers for you, but ask you also call them to confirm and set up an account in your name.
Your inventory is required to be returned to Halliday Homes within 5 days of the start of your tenancy, to note any discrepancies or raise any concerns.
We register your full deposit with Safe Deposit Scotland, who will hold the payment until the end of your tenancy.
