“Property specialist Austin Halliday reveals why more homes are staying out of the public spotlight..”

“OFF-MARKET property sales used to be the preserve of the rich and famous, but in recent years even average family homes are being sold this way – and the number is growing!

An off-market sale simply means the property is not marketed publicly. There are no For Sale boards, property schedules, window cards, photographs, advertising, or online listings, which on the face of it may seem incongruous. How can you sell a property if no-one knows about it? Off-market actually plays to our greatest strengths: a local, independent firm with a high-profile presence, in-depth knowledge of the town and country markets across Central Scotland, database of private ready buyers, and the ability to offer the discreet, individually tailored personal service required. Having established a reputation for success in this field in recent years, off-market sales now account for around 10 per cent of our business.

Sellers choose to sell off-market for two main reasons. One is to protect their privacy, whether for personal or business reasons, but it may just be because they prefer not to have nosey neighbours virtually viewing their home.

Another reason may be to test the market to gauge if the initial marketing price is competitive or too high without giving it a date stamp, as happens when a home is registered with a property portal such as Rightmove. Selling off-market means there is no record of the original asking price or how long it remained on the market – which means it could then still go on the open market as a new entry and potential buyers would be none the wiser. Off-market is also less stressful as clients deal with the same people throughout – and don’t have to make time or be available for viewers, which during Covid, was a major advantage. Selling off-market involves fewer people and is therefore more focussed.

The current market is driven by demand from affluent people who know what they want, ie outdoor space, good area and quality of life. We have a sizeable database of well-funded, private buyers who have their finances in place. This means we can hand-pick potential buyers for a property with a high degree of success – and our clients can cash in without anyone knowing. It is not the solution for everyone but where privacy is an issue, off-market can be the answer.”

House 5, Kingspark Farm Steading – POA

SET against the dramatic backdrop of Stirling Castle, Kingspark Farm Steading is a niche development of just seven architect designed homes by award-winning developer Crammond Select Homes. The setting, originally part of the hunting ground for the kings of Scotland – now a golf course and parkland within the conservation area of King’s Park – is rural and provides spectacular views of the castle and westwards to Ben Lomond, Ben Ledi and the Trossachs, yet is ideally placed for the city’s many amenities, historic attractions, and transport links.

Completed in 2021, House No.5 is a luxurious family home with double integral garage, cloakroom, utility, and a superb, open-plan ground floor living/dining/kitchen spanning a huge area with four access points out onto the adjacent patio and garden grounds. A carpeted staircase leads up to three double bedrooms, all with mirror-fronted fitted wardrobes (two bedrooms share a Jack and Jill shower room), large bathroom with contemporary freestanding bath, vanity storage and separate walk-in shower, and a bright landing study area adjacent to a full-height window. Interior highlights include sophisticated lighting, bespoke and fully integrated kitchen in a matt ‘concrete’ finish designed to complement the living and dining furniture – the ultimate no-look kitchen. The standout feature in this vast living space is a raised Living Flame gas log fire encased by glass on three sides. Outside, a stone-slabbed terrace with space for seating, dining furniture, while the surrounding open spaces are beautifully landscaped with areas of lawn, shrubs, and mature trees. An outstanding country home in the city, for more details contact Halliday Homes in Bridge of Allan.

As a buyer in a very busy sellers' market, I was impressed by the personal attention provided by Halliday Homes. Marie was particularly helpful in providing guidance, having formed an accurate picture of the next home I was seeking. Prompt exchange of information and viewing details were most helpful! Heartily recommended.

If you are thinking of selling your property through Halliday Homes you won't be disappointed. I have used Halliday Homes twice now with selling my property and I have also bought through them as well. The whole team Austin, Marie and Grant are friendly, excellent at what they do and most importantly know the market. First time I used them, I sold my property within 7 days and the second time within 48 hours so they have an excellent track record in achieving great results. I simply wouldn't use any other agent!

Having just sold my flat with Halliday I can say without a doubt that I would recommend them to anyone. From start to finish the process was seamless, their local knowledge is second to none and most of all the service they provide is so personal and friendly. Grant was so helpful and accommodating, especially given that I was a first time seller and had lots of questions, nothing was a hassle. Hayley’s photos were so lovely and I’m sure had a lot to do with the interest I had on the property. I am so happy with the offer I received as a result of the platform Halliday gave my flat, selling within 24 hours of being on the market was the icing on the cake - 10/10 !!

Grant, Marie and Austin were a pleasure to work with and made the process of buying and selling as slick as possible. We were particularly impressed with Hayley’s pictures and videos that she took of our property. We were constantly kept updated through the whole process and felt like we were in safe hands.

We were very satisfied with the excellent service provided by Hallidays. Everyone was so helpful, and knowledgeable, and they made the very stressful process of selling a house seem very easy. We sold within ten days of the house being put on the market - there wasn't even time to put a board up!
